Policies

Written Cancellation Policy
WINTER: Lodging canceled 22 days or more prior to arrival may be cancelled without penalty. Transaction processing fee and travel insurance are paid in full at time of booking and are nonrefundable. Canceling 21 days or less prior to arrival all money paid is non-refundable. Change of physical lodging property will be handled as a cancellation once deposit is paid. After final payment is made, this reservation is non-refundable. There are no refunds for late arrival or early departure. SUMMER: Lodging canceled any time after deposit or final payment is made and up to 48 hours prior to arrival day check-in time of 4 pm MT may be cancelled without penalty, with the exception of the transaction processing fee and travel insurance which are paid in full at time of booking and are nonrefundable. Lodging reservations cancelled within 48 hours of arrival day check-in of 4 pm MT are nonrefundable. There are no refunds for late arrival or early departure.

Tax amounts are estimates and subject to change based on local taxing authorities. Credit cards given as deposit will be charged for final payment. For arrivals 21 days or less, full payment is required at time of booking. Transaction processing fees and insurance premiums are payable in full at time of booking and are non-refundable once paid in full. NO keys or codes will be given until the refundable deposit has been paid. FOR DIRECT CHECK IN: CALL 303-704-7291 once your reservation is confirmed to obtain the lock box code. You can go straight to the property - no need to check-in at the office first. OFFICE CHECK-IN: Call 303-704-7291 to arrange a time for Office check-in. Hours for check-in: 4:-00PM – 6:00PM. For arrival after those hours, please call 303-704-7291 to set up alternate arrangements. EARLY ARRIVAL is sometimes possible. If early arrival is desired, please call us at 303-704-7291 for details and to check availability for early arrival.
Check Out
10:00AM Late check-out is sometimes possible. Call for details if you are interested. DEPARTURE INSTRUCTIONS: • Guest is to depart promptly at 10:00am or there will be a minimum of a $250 late departure fee, unless otherwise agreed to in advance. • All keys and garage door openers are to be returned to the lockbox or countertop where they were found • Parking permits to be returned to the kitchen countertop. • All windows and exterior doors are to be left closed and locked. • No perishables are left in the refrigerator. All food and drinks purchased by you must be disposed of. Leave no food or drink behind. • All debris and garbage was placed in the community dumpster. Do not leave garbage or trash in the property or in the garage. • Garbage left on the premises will result in a $75 removal charge. • Dirty dishes are to be placed in dishwasher and dishwasher turned on. Dirty dishes left undone will result in a $50 charge. • Front door to be locked and key to be returned to lock box.
Children
Our properties are kid friendly. We have limited availability of pack-n-play, high chairs and booster seat, available by advance request. Please be advised that some properties have hot tubs, decks, balconies and stairs. Your child's safety is solely your responsibility
Other Policy
REFUNDABLE DAMAGE DEPOSIT REQUIRED PRIOR TO CHECK-IN. Check with us (303-704-7291) to see what is required for your specific property. No keys or lock box codes will be released until the damage deposit has been collected. Give us a call at 303-704-7291 to set-up payment. DIRECT CHECK-IN: If payment is made prior to your arrival date, there is no need to drop by our office prior to check-in. You may check directly in at the property location with the lock box code provided. OFFICE CHECK-IN: Call 303-704-7291 to arrange a time for Office check-in. Hours for check-in: 4:-00PM – 6:00PM. For arrival after those hours, please call 303-704-7291 to set up alternate arrangements. DISCLAIMER: (A) Accommodations: Guests are required to notify owner/owner's agent of any problems associated with the property, including appliances, furnishings, etc. Owner shall undertake reasonable efforts to remediate any reported problems. However, no refunds will be given for inoperable furnishings, fixtures or appliances, including the hot tub. (B) Weather: Colorado weather is unpredictable. Inclement weather and natural conditions shall not serve to alter or cancel Guest's obligations under this contract. Should the property be made uninhabitable due to natural disaster, monies will be refunded as described in the Owner Change and Cancellation Policy above. Access Winter Park's liability shall be limited to refunding monies for the portion of the Rental Term made un-available. As a courtesy, we will make every attempt to make satisfactory alternative arrangements where possible. This will be the full extent of our liability in such circumstances INDEMNIFICATION Renter shall indemnify, defend and hold harmless Rental Agent and their agents, owners and owner's heirs, successors, assignees, employees and contractors from and against any and all claims, costs, damages, liabilities, legal fees, and other actions for costs and expenses without limitation for claims arising out of loss of life, personal injury, or damage to or loss of property incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property in connection with the property rental covered by this Agreement. The Guest's obligations with respect to indemnification shall remain effective, notwithstanding the expiration of termination of the Agreement, as to claims arising prior to the expiration or termination of this Agreement. Rental Agent and their agents, owners and owner's heirs, successors, assignees, employees and contractors shall not be responsible to Guest, Guest's family, Guest's guests, invitees, visitors or any other person for injury, loss or damage to any person or property on or about the property. Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
Pets Policy
We do have several pet friendly properties. These properties can accept a pet, subject to the following pet policies: We require an additional $250 pet cleaning fee (non-re-fundable) and a $250 Refundable Pet Damage Deposit. Pets are not allowed to be left alone in the property unless they are crated. Owner must ensure that the pet does not bark. If complaints of barking are received, the owners will immediately remove the pet from the premises. If this requires an early departure, no refunds will be issued. Owner must clean up all pet waste. Doggie clean-up bags are generally available in several locations. If no doggie clean-up bags are available, it is the pet owner's responsibility to ensure that pet waste is picked up and disposed of in accordance with the pet policy. Pet waste should be disposed of in the dumpster at each pet friendly property. Any complaints received about owner not cleaning up after their pet will result in owner and pet being required to immediately vacant the premises. No refunds for the remainder of the stay or the Pet Damage Deposit will be given if the stay is curtailed because of violations of the pet policy. Any pet damage which occurs in excess of the refundable pet deposit will be the pet owner's responsibility.
