Written Cancellation Policy
WINTER: Lodging canceled 22 days or more prior to arrival there is a $100 cancel fee. Airfare, rail tickets, transaction processing fee and travel insurance are paid in full at time of booking and are nonrefundable. If the paid lodging deposit is under $100 the entire reservation is nonrefundable. Canceling 21 days or less prior to arrival all money paid is non-refundable. Change of physical lodging property will be handled as a cancellation once deposit is paid. After final payment is made, this reservation is NON-REFUNDABLE. There are no refunds for late arrival or early departure. Airfare is nonrefundable once ticketed. Changes in airline reservations are subject to a $225.00 fee per person plus any increase in fare. If canceling a paid car rental 4 days or more prior to arrival, the payment is refundable less $25. If car is canceled 72 hours or less prior to arrival reservation is non-refundable. Check In
Check-in 4:00 pm. WINTER PARK/FRASER PROPERTIES-check-in at the Winter Park Vacation Rentals office Now located in the Village Center. Turn east at Randi's Grill and Pub (Rosie's Way) and take the first left into the Village Center Parking lot. We are in the 2nd unit on the left just past The Peak Bistro and Brewery. Our address is 78491 US Hwy 40, Winter Park, CO 80482. A late night check-in box is located under the staircase in the event you arrive after office hours, combo 7-9-0-2. There you will find a check-in packet with your name on it including keys to your vacation property, directions to the property, and any other additional information you may need. GRANBY-GRANBY RANCH PROPERTIES check-in at the Mountainside Center Front Desk, Just past Granby Ranch Ski Area. Follow the signs! A late night check-in box is located to the right of the office door in the event you arrive after office hours. There you will find a check-in packet with your name on it including keys to your vacation property, directions to the property, and any other additional information you may need. A $200 Visa/MC/Discover/Amex authorization hold will be taken as damage deposit upon arrival.

Other Policy
SMOKING POLICY: ALL OF OUR PROPERTIES ARE SMOKE FREE. Smoking of any kind is not allowed in any unit or on any decks. A fine of $250 in addition to cleaning required to return the unit to its previous condition will be applied for each violation. NOISE: Colorado Law designated quiet hours are from 7pm - 7am. You are required to keep noise levels within the property at reasonable levels at all times to avoid disturbing neighboring properties. PARKING: Parking is only permitted in designated areas. All parking signs and posted restrictions must be adhered to. Off-street parking is prohibited on county or private road right-of-ways. Detailed parking instructions for your property will be provided to you. GARBAGE: Garbage must be disposed of in clearly designated areas. Trash should not be left outside unless in bear-proof containers. Detailed garbage disposal instructions for the property will be provided to you. OCCUPANCY: The maximum advertised occupancy must be adhered to. The occupancy limit is posted on the website, on your reservation confirmation, and within the property. AIR CONDITIONING: Please note that none of our properties have air conditioning. Keeping windows open during nighttime and early morning hours will help cool the property down.
Pets Policy
Only a select set of properties allow pets. Any pets found in a non-pet friendly property will result in a minimum fine of $250.00, plus additional costs associated with damages, and/or eviction. Please confirm with our reservations department if pets are allowed at the property you have reserved, prior to your arrival. There will be a $75 non-refundable fee for the first dog, $50 non-refundable fee for the second, with a maximum limit of two dogs. Upon booking, It is the renter's sole responsibility to notify Resort Management Group that a dog will be accompanying the renter in a pet-friendly unit. Failure to notify RMG of a dog prior to arrival will result in a $250.00 fee. All animals including service and support dogs must be approved at the time of booking and will only be permitted in approved pet-friendly properties. Approved service animals will only be accommodated at pet-friendly properties and not be required to pay a pet fee at the time of booking. Resort Management Group does reserve the right to charge any additional fees required for damage and/or excessive cleaning necessary caused by any animal, including service animals.
